Apartment clearance with purchase: we buy or auction
Anyone clearing a flat usually wants two things: for it to be empty quickly and for usable items not to end up in a skip. With us, both go together.
Auction instead of giving away
Furniture, porcelain, lamps, pictures, tools, electronics and household goods go into our weekly voluntary auction in our own hall in Berlin-Buch. Bidders on site and online determine the price; the statement shows you every lot with its hammer price.

Direct purchase of valuables
We can also buy gold, jewellery, brand-name watches, coins or individual works of art directly. You receive a firm offer and decide in your own time whether to sell or rather have the items auctioned.
Credited in the fixed price
We deduct the expected proceeds from the clearance costs already in the quote. So you do not have to wait for the auction to know what the apartment clearance costs. If the proceeds exceed the costs, we pay out the difference.

This is how an apartment clearance works with us
Five steps, one contact person – from the inquiry to the handover of the keys to the landlord.
1. Inquiry
Call, Form or Online Appointment Booking. We ask about location, number of rooms, floor and your handover date.
2. Free Viewing
We go through all rooms, cellar and ancillary rooms together and note what can go to auction, what you will keep and what will be disposed of. Duration no more than 30 minutes.
3. Fixed Price Offer
Within 24 hours, you will receive a binding offer with clearance costs and credited auction proceeds. It stands as it is – no additional charges.
4. Clearance
On the agreed date, our own team clears the flat, usually in one day. Valuable items go to the auction hall, the rest is disposed of separately.
5. Handover & Settlement
We hand over broom-clean with protocol – to you, the landlord or the property management. After the auction, you will receive the lot-by-lot billing.

What does an apartment clearance in Berlin cost?
There is no blanket answer, but clear influencing factors. After the inspection, we will give you a fixed price – and directly deduct the estimated auction proceeds of the usable items. These points determine the price:
- Living space and number of rooms – a 1-room flat is cleared faster than four rooms with a cellar
- Floor, lift and path to the vehicle – carrying over three floors of an old building staircase takes time
- Quantity and condition of the inventory – fully furnished or already partially cleared
- Disposal share – bulky waste, electrical appliances, paints, and chemicals are disposed of separately
- Additional services – dismantling of fitted kitchen, clearing out of cellar or garage
- Valuable share – branded furniture, porcelain, jewellery, watches, coins or collections reduce the price

How your fixed price is calculated
- You send photos or we visit free of charge on site.
- We calculate clearance, transport, disposal and broom-clean handover.
- We deduct the estimated auction proceeds of your saleable items directly.
- You receive the fixed price in writing – with no additional charges.
A serious price can only be given once the flat has been seen – in photos or on site. With high-quality furnishings the proceeds can exceed the clearance costs; then we pay out the difference.

We take most of the work off your hands. But a few things only you can decide – the earlier, the more relaxed the clearance day will be.
Decide what stays
Walk through the flat once and take what you want to keep, or put a note on it. Please leave everything else where it is – including boxes and drawers, because that is often where saleable items are.
Secure documents and valuables
ID documents, contracts, bank statements, photos and jewellery should be with you before the clearance. If something is missing, tell us what to look for.
Inform the landlord and property management
Clarify the handover date and whether a no-parking zone, the lift or the courtyard can be used on the clearance day. That saves a lot of time on the day itself.
Cancel or transfer contracts
Electricity, gas, internet, broadcasting fee and newspapers; plus a mail forwarding order. We record the meter readings at the handover anyway.
Handover to the landlord: deadlines, broom-clean, protocol
In rental apartments, the handover date determines the pace. The statutory notice period for tenants is three months; in the event of death, heirs can terminate the rental agreement extraordinarily with this statutory period within one month after they learn of the death. Rent continues until handover – every week earlier saves money. Tell us the date, we plan backwards.
"Broom-clean" means: all rooms cleared, floors swept or vacuumed, coarse dirt removed, nothing left in cellar, storage room or on the balcony. This is standard with us and included in the fixed price. A basic cleaning or painting of the walls is something else – if the rental contract requires it, we will honestly tell you what we can take on and what a painting company should do.
Remove tenant's lamps and fixtures, note meter readings, gather all keys – we take care of that. Repairs such as filling in dowel holes are not part of our service; any additional requirements from the landlord will be discussed during the inspection.
At the handover, we record the meter readings for electricity, gas and water and hand over the flat with photos and protocol – to you, directly to the landlord or to the property management if you cannot be on site. The deposit is only settled after a clean handover; a protocol avoids discussions.

A fixed price requires that someone has seen the flat – on site or in photos. Flat rates given over the phone often lead to additional charges on the clearance day.
